Renting an apartment or a home is considerably less complicated than buying or building a home, but it is still possible for people to make an unwise choice, or to get themselves involved in a legal mess because they did not read or understand their lease.

Technical details about the rental should be settled in advance. Here are some things to watch for:

1. Do you have to pay for any type of repairs, or are they all taken care of by the landlord?

2. Who pays for utilities?

3. Does the rent include a garage for your car, or is that extra?

4. Are you renting a place that is larger than you need… and if so, will you have to buy extra furniture?

5. How much notice do you have to give before moving?

6. Do you have the right to sublet, if you should want to?

7. Are all details of your agreement with your landlord in writing, or are you relying on verbal promises?

8. Is the amount of rent established for a definite period or can it be increased suddenly after you have moved in?

9. What do former tenants or other people living in the same building have to say about the landlord? building maintenance? heat? etc?

Ask and know the answers to these questions before signing on the dotted line and moving in… you will save yourself a lot of headaches.
